Not every dull hardwood floor needs to be completely sanded.
A professional buff and coat, sometimes called a screen and recoat, abrades the existing finish so a fresh protective coat can bond to the surface. It does not remove deep stains, change the floor color or correct damage that has reached the wood.
A buff and coat may be worth considering when:
The floor has lost some of its sheen
Scratches are limited to the finish
The wood is not exposed or turning gray

Can my old hardwood floors really be saved?
Many worn floors can be restored, but the answer depends on the remaining wood thickness, previous sanding, structural condition and depth of the damage. Photos can provide an initial impression, but some floors require an onsite inspection.
